Hidden within the exclusive Punta Lagno Private Residence, one of the most prestigious residential estates in Massa Lubrense, Villa Domus Franca is a refined seaside retreat where contemporary comfort blends seamlessly with one of the most breathtaking settings on the Sorrento Coast.

Spread over 160 square metres across three levels, the villa comfortably accommodates up to 10 guests. Large panoramic windows, elegant interiors and a succession of spectacular terraces create a home where indoor and outdoor living merge effortlessly, allowing guests to embrace the Mediterranean lifestyle from sunrise until long after sunset.

One of Villa Domus Franca's most remarkable features is its privileged setting within Punta Lagno, an exclusive cliffside residence overlooking the protected waters of the Marine Protected Area of Punta Campanella. Surrounded by Mediterranean vegetation and dramatic coastal scenery, this peaceful enclave offers exceptional privacy and tranquillity.

Unlike many villas on the coast, Villa Domus Franca offers the rare opportunity to spend an entire day without ever leaving the property: relax on panoramic terraces overlooking Capri, enjoy long lunches prepared in the outdoor kitchen, swim in the shared seafront pool, dive into the crystal-clear Mediterranean Sea below and finish the day with a glass of local wine as the sun slowly disappears behind Capri and Ischia.

ARRIVAL AND PARKING

A car is strongly recommended in order to explore Massa Lubrense, Sorrento and the surrounding coastline with complete freedom. The villa offers one private outdoor parking space suitable for a small or medium-sized car. Please note that the space is not suitable for large SUVs or oversized vehicles.

Should the group arrive with additional cars, these must be left along the public road outside the residence, at a short walking distance from the villa. From the private parking area, only two steps lead to the entrance.

UPPER FLOOR

Entering Villa Domus Franca, guests arrive on the upper floor, entirely dedicated to the main sleeping area. This level hosts three elegant en-suite bedrooms, finished in a contemporary Mediterranean style and designed to offer comfort, privacy and restful nights.

• Bedroom 1 is a bright sea-view en-suite bedroom with a queen-size bed, wardrobe, shelving, television, air conditioning and direct access to a panoramic balcony overlooking the sea. Its contemporary private bathroom includes a shower, washbasin and toilet.
• Bedroom 2 also enjoys direct access to the sea-view balcony and features a queen-size bed, fitted wardrobe, shelving, television and air conditioning. Its en-suite bathroom is equipped with a shower, washbasin and toilet.
• Bedroom 3 is positioned at the rear of the villa and overlooks the garden. It features a queen-size bed, wardrobe, shelving, television and air conditioning, together with its own en-suite bathroom with shower, washbasin and toilet.

Rooftop Terrace

From the upper floor, a spiral staircase leads to one of the villa's most memorable features: the panoramic rooftop terrace. Furnished with tables and chairs, this elevated space offers unforgettable views across the Gulf of Naples towards Capri and Ischia.

It is an ideal place for a quiet morning coffee, an afternoon spent reading in the sea breeze or an aperitif at sunset, when the sky changes colour above the islands and the coastline.

LOWER FLOOR

An internal staircase of approximately 20 steps leads from the entrance level to the lower floor, where the villa's bright and welcoming living spaces are located.

The spacious open-plan living room is filled with natural light and enjoys spectacular sea views through large glass doors. Comfortable sofas, a SMART TV and air conditioning create an inviting place to relax after a day spent exploring the coast or swimming in the sea.

The modern kitchen is fully equipped with everything required for a comfortable stay, including a dishwasher, refrigerator and freezer, oven, microwave, kettle, toaster and a complete range of cookware, tableware and kitchen utensils.

• Also located on this floor is Bedroom 4, furnished with a pull-out bed and particularly suitable for children. A fourth bathroom, accessible from the living room, includes a shower, washbasin and toilet.

Main Panoramic Terrace

Large glass doors connect the living area directly to the main panoramic terrace, creating a seamless flow between the interior and the outdoors.

The terrace is furnished with a dining table seating up to 10 guests and enjoys breathtaking views of the Mediterranean, Capri and Ischia. It is perfect for breakfasts in the morning sun, long lunches, sunset aperitifs and dinners beneath the stars.

An outdoor kitchen, equipped with a four-burner gas hob and sink, allows guests to prepare meals without leaving the terrace or its extraordinary panorama.

LOWER TERRACE AND INDEPENDENT ANNEX

From the main terrace, approximately 10 external steps lead down to another sea-view terrace. This quieter outdoor area houses the villa's charcoal barbecue and offers another peaceful place to relax while admiring the coastline.

• The same terrace provides access to the independent guest annex. Bedroom 5 is an elegant en-suite bedroom with a queen-size bed, air conditioning and a large window framing beautiful sea views. Its private bathroom includes a shower, washbasin and toilet.

PRIVATE PATH TO THE SEA

From the lowest level of the villa begins the private residential pathway leading to the sea and the shared swimming pool. The route consists of approximately 200 steps and descends through the residential park towards the coastline.

The number of steps requires a reasonable level of mobility, but the reward is a truly exceptional seaside setting, surrounded by dramatic cliffs, Mediterranean vegetation and clear blue water.

SHARED SEAFRONT SWIMMING POOL & SEA ACCESS

The shared swimming pool is located directly by the sea and enjoys a spectacular panoramic position overlooking Capri and the Gulf of Naples. It is open every year from 15 June to 15 September.

Guests are provided with a number of sun loungers and there is also an outdoor shower. Just beside the pool, the rocky shoreline offers direct access to the sea, allowing guests to alternate between swimming in the pool and bathing in the crystal-clear Mediterranean waters.

The pool is shared with residents and guests of the neighbouring villas within the Punta Lagno estate. Specific opening hours and community rules apply and must be respected. All details regarding pool use will be clearly explained upon arrival.

Is it possible to holiday on the Amalfi Coast without the crowds? The answer is a definite yes at Villa Terri, set on the road between Massa Lubrense and the beach at the pretty fishing village of Marina della Lobra. You’ll find bars and restaurants in both places, and only 5km separating the villa and Sorrento, but if you enjoy pocket-sized beaches and hilltop hamlets connected by ancient mule tracks, this is the place for you.

Access the villa (400m²), through an electric gate followed by a steeply descending 300m private lane. Spend your days lounging on sofas and sun beds around the pool (5.50 x 6.50 square meters and from 1.20 to 2.20 meters deep, open from April to the end of October), admiring the extraordinary views across the Gulf of Naples and Capri, or wander down to the beach along a private path (100 steps) and on to a waterfront footpath.

The ground floor features an expansive open-plan living space with huge panoramic windows overlooking the terrace. Furniture includes a sofa, single sofa bed and armchairs in the lounge area, and a dining table and chairs for 12. There’s ample space for everyone, including a well-equipped kitchen, and a separate laundry room and guest bathroom (bathroom 1) with sink, toilet and bidet.

• THE BEACH at Marina della Lobra is about 300 metres away, and you get to it from the villa down a private path of around 100 steps and then following a footpath along the waterfront. It’s perfect for walks out in the moonlight. You’ll find seaside restaurants, the small, picturesque port and various tourist activities all close to the beach.
• Access to Villa Terri from the main street is through an electric gate and down a private lane of around 300 metres. Please bear in mind that this is a steep descent. A porter service can be arranged for your luggage upon arrival and departure, for a fee. The villa has the parking space assigned along on the main street, near the electric gate. Once parked the car, you have to walk to the villa the 300 meters.
